STEP 1: SETTING UP YOUR OFFICE

– Form a company to hold your properties

– Cloud Management –eg. Set Up Your Google Drive Internet System!

– Setting up your phone system

– Setting up your Google Drive Internet System

– Finding your team and hiring them

STEP 2: MARKETING

There are three types of marketing out there right now that are working effectively:

– Direct Mail Marketing – Buy a list form a list broker & mail to it weekly

– Online Marketing – Learn to market to leads online

– Other Marketing – #DrivingForDollers, Bandit Signs, Test Messages, Cold Calling Which Marketing Rarely Works?

– Free marketing – Craigslist, Referrals

– What’s event smarter is doing ALL of these! Create at least 3 to 5 strategies that you use weekly for the greatest return on your money.

STEP 3: ACQISITION

– Find comps in the area by using the online camping software

– Find out what repairs are needed on the property

– Run deal analysis by using an online tool to calculate the ROI

– Make and offer and learn to negotiate property to get the best return on your money

– Once you make an offer and it’s accepted, a contract is sign by both parties

STEP 4: FINANCE

– Finding the money is not hard and rates are phenomenal

– Contract hard money lender, private lenders and banks to get loans

– Get creative! Learn how to creatively structure your deals such as subject-to lease options and owner financing.

STEP 5: CONSTRUCTION

– Learn how to find, vet and hire good contractors properly

– Learn how to write up a scope of work detailing everything that needs to be done at the property for the contract. Be as specific as possible.

– Learn how to create the spec sheet showing what materials you want to use in your property. This is used for the design on the property.

– Learn how to punch out a property properly. This is the hardest part of a renovation.

– Know the permitting and inspection process for your area. Don’t get stuck with a stop work order.

Step 6: Liquidations:

What is your end goals for the property?

– Buy and Hold – Refi out if needed to get a lower rate after your renovation

– Flip & Fix – buy cheap and sell a transformed house at a higher price

– Wholesaling – put the property under contract for a lesser amount than you can sell it for and find a buyer

– You will need to build up your buyers list for this! Go to as many REIA meetings as much as possible to find buyers for your properties OR use social media to market your properties.

– Creative Deal Structures – you can use these for fix and flip, buy and holds and wholesaling!
